Maintenance

Please Check the Following Before You Call to Make a Maintenance Request.

Garbage Disposal. Please prevent silverware, bottle caps, coins, bones, grease, egg shells, coffee grinds, rice, pasta, vegetable peels (such as potato peels, carrot peels, and celery stalks), and metal objects from falling down into the garbage disposal and drain. Please be sure to have the water running when using the garbage disposal. You will be responsible for any garbage disposal and drain stoppages that you cause.

Dishwasher. There may be a switch near the kitchen sink that turns power to the dishwasher on and off. Please make sure this switch is on before you call about the dishwasher not working. Please do not put too much dishwashing detergent in the dishwasher as it may cause the dishwasher to leak water onto the floor. Do not use regular dishwashing detergent in a dishwasher. Only use dishwashing detergent that are labeled for use in a dishwasher. Please be sure to scrape off food from the dishes before placing them in the dishwasher to avoid clogging the drain and causing it to work less efficiently. Try to run the dishwasher at least once a month, even if you are not a dishwasher user, to keep the dishwasher's seal moist and prevent damage.

Stove. Please do not wrap the drip pans and trim rings with aluminum foil. The aluminum foil may come in contact with the burner and cause a short.

Refrigerator. Please maintain proper airflow in the freezer so that it may keep food frozen. If you fill the freezer beyond its capacity, the cold air will not be able to circulate properly and food will not be able to stay frozen.

Air Conditioning. An air conditioning system that is operating properly will cool the air about 20º below the air it is taking in. One way to keep your air conditioning system working properly is to replace the A/C filter monthly. This will allow the air conditioning system to breath easier and will help cool your home faster. New A/C filters can be purchased for about $1.00 at most grocery stores or home improvement centers. The correct size can be found on the current filter, or call the leasing office and someone can tell you what size to buy.

Plumbing. Please do not flush anything other than toilet paper into the toilet. Q-tips, paper towels, and feminine products are the most frequent causes of plumbing stoppages. Please try using a plunger before requesting maintenance. You will be responsible for any plumbing stoppages that you cause.

Water Heater. Please do not store anything within two feet of the water heater. Please do not try to adjust the thermostats of the water heater.

Washer/Dryer. Please do not overfill the dryer. An overloaded dryer cannot efficiently dry your clothes. Please remember to clean the lint filter before each use.

Priority. Our goal is to respond to your maintenance request within 24 to 48 hours of receipt. Often during student transitions we are inundated with work orders. Due to this reason, we must prioritize our work orders based upon issues of safety and habitability first (A/C out, water leaks, no hot water, etc.). This does not mean your request is not important to us. Please be patient with us and we will commence work as soon as possible.
